I bought a house in 2018 and now selling in 2020. I used OBrien when we purchased the house and he told me I had a good solid house, sent me an excellent report. Fast forward to 2020 the buyers for my home used OBrien. Apparently my electrical box is wired wrong and parts of original house flashing were improperly installed. There’s more to his list but these are the big ticket things. I would not recommend using him due to inconsistency, I would not have purchased my house if knew of these things were wrong. I now have to fix in order to sell my house.

I had this company do inspection on a home I bought about 10 years ago and they did an awesome job! So I called again since I'm buying a new place, and they worked to fit me in early, very friendly staff, on time and an all around awesome company! Very thorough, explained everything to me as he went along. Easy to read and understand my report, which I received in a couple hours of my inspection! I'd highly recommend and definitely use again in the future!! Thank you guys!!

O'Brien Inspections performed a four point inspection for us before we bought our home, and again recently when we switched insurance policies. They were courteous and professional both times. We wouldn't hesitate to call them again if we ever need another home inspection.

I bought my house 10/2021 and asked especially that they call out of the house has mold or aluminum wiring. They missed both + a hazardous ceiling fan + the AC unit not being permitted/too close to the house + no master cut off switch in the electrical panel or a to-code breaker box/meter. They returned 10/2021 and replaced the ceiling fan themselves. I called again 11/2021 about other things that were missed by this inspector. They offered to refund my inspection fee instead - then didn’t even do that. Only use if you want a bogus inspection. I just spent $1400 moving the AC 2ft.
