Ocean Breezes Home Inspections

My husband and I had John Hart of Ocean Breezes Home Inspections do an 11 month inspection on our new construction home before the 1 year builder warranty expires. While he didn’t find anything majorly wrong, which we were happy to hear, he did have several excellent recommendations for preventative actions for us to complete as homeowners in order to avoid costly repairs or early heat & sun damage to some of the structural components of our home. The biggest safety concern and recommendation was that we contact our propane provider to bracket and secure our tank, as it’s a little tippy. Better for us to have it secured now than to have a hurricane let us know the tank could be tipped and gas lines pulled out. Thank you John, that is advice we will heed!

John came for our inspection, right on time *#1, polite and very knowledgeable,*#2, thoroughly went through the house, in all the cracks and crevices. *#3, spent nearly 3 hours and brought our attention to several items along the way. *#4, rapid response with the report with very detailed item and pictures *#5. I cannot say enough good things about this inspector/inspection. John Hart was incredibly knowledgeable, thorough, reassuring and professional. He took his time and looked at every inch of my house. He found over 100 nail pops and cracks in the drywall. He also found problems with my roof and made note of a previously repaired, but still cracked shower. Like many builders around here, mine did not want to hold up their end of the warranty. But all the problems were there in black and white and they really had no choice. I am a single woman and this is my first house. I truly believe I would not have been able to negotiate this process without John's help and documentation. For anyone who thinks they should save their money, trust their builder and NOT get an independent home inspection

John Hart was very professional, knowledgeable and had the proper tools for his craft. His home inspection was very detailed and he took his time. I would recommend John and Ocean Breezes for your home inspection, hands down.

John was very thorough He looked at everything. crawled around attic and found 3 broken Trusses and small amount of mold. Ran appliances checked inside electric panel, and explained things as he was doing it. I was impressed with his knowledge and would recommend him to anyone needing inspection. I had my written report within 24 hours and my lab work for mold within 36 hours. I don't believe you could find anyone better.
