The Sterling at Regent Square Parking (Winpark)

I was meeting friends at the Georgia James (GJ) steakhouse…first time I’d been there. I pulled into this garage with no gates or ticketing system. I saw signs saying “2 hours free” if approved by restaurant/retailer or something like that. I got the link from the host at GJ and began my two hours. I knew I ran a little over but saw no way to pay for the extra time. A week later, I got a surprising bill in the mail from “Parking & Transportation Compliance” for $85. It showed my time in/out about right so I was 30 minutes over my 2 hours. $85 for 30 minutes is completely ridiculous! If their system for logging/applying the 2 free hours failed, that’s on them. Their mailer doesn’t even give you a way to contact them…only a website to pay. Another sign of a scamming business. I feel sorry f

Just like all of the other reviews here. You park here, you leave, you get hit with a collection notice. Gave enough evidence to the support person handling parking notices and they closed my notice without further complications. This shouldn't happen regardless. Whoever manages this parking garage needs to fix their broken system.

There are absolutely no signs out there stating you have to pay for parking. I went on 12-23-24 and just received a ticket in the mail asking me to pay $85. absolutely not. idk where they’re going to get this money from but i’m not paying if there’s no signage stating we can’t park there for free. there’s no ticket dispenser. no gate to enter/exit. no QR codes to scan. nothing

Received a collection notice for me parking here almost a year ago with no mailed invoice or means of trying to contact me before sending me to collections for $138. From others reviews this seems like a scam way to make money off of people in Houston.

This company is running a predatory and deceitful operation. I also received a so-called “Notice of Non-Compliance” for parking at 3515 W Dallas St, Houston, TX—a lot with no posted signs, payment stations, or any indication whatsoever that payment was required. Weeks later, I was contacted by a debt collector trying to collect on this bogus “charge.” As the other reviews show, many others have had the exact same experience at this same location. It’s clear this is not an isolated mistake but part of a broader pattern of wrongful and unfair collection practices. Edit: I have emailed the recommended address twice (including once before the owner's public-face saving response to my review). Yet, I have not received any response.
