Things to know before buying a manufactured home. Not every insurance will insure it. Those that do insure will give a depreciated value in the event of a claim regardless of age. Age is based on build date not occupancy certificate date. Insurance will not pay the amount for contractor to do the work since manufactured homes are not contractor grade built. The newer homes are being built with apex tubing instead of pvc so if you live in a rule are and mice are a thing they can chew your pipes/tubing. They did mine flooding my home in 2021. Most recent learning curve we had an electrical fire in our 8 yr old house September 18th 2025. So the take away is you are going to get a assembly line quality. Instead of a forever home.
