BEWARE--Jeff screwed us BIG TIME! Our check was mailed immediately, he cashed it no issues, but he DIDNT GIVE US THE INSPECTION REPORT UNTIL AFTER OUR BUYERS NEGOTIATION PERIOD WAS OVER...MORE THAN 2 WEEKS LATE!! We had no opportunity to negotiate any of the issues found on the report so it was a complete waste of money. Our agent even called him and practically begged him to hand over the inspection report but he simply wouldn't do it. Also beware Jeff only checks a few windows in the entire house. When I found broken seals on 2 of the windows and pointed it out to Jeff he said "Oh I never checked those windows, I assumed they were all the same" Incredibly frustrating and unprofessional! FYI use Hill Property Inspections instead of Jeff. I used Hill on another home purchase back in 2023

Let us know two days before the inspection that he only takes cash or check, even though he was aware that we were not able to be present at the time of inspection. Ended up having to mail a check overnight so that we could get our inspection report on time. Took two weeks to get our water and lead paint tests back. Ended up having to accept the house before seeing these tests as buying a house is on a tight schedule that doesn't accommodate three weeks for tests. He did not give us any sort of warning that these tests take longer, only replied "I'll let you know when I get them" when I asked where the rest of our report was. I could have gotten a faster result if I'd sent samples to a laboratory myself. The worst part though, is that he acknowledged that our laundry room floor sagged a

Jeff was FANTASTIC. Very quick to get my inspection schedule and arrived promptly at our appointment time. Jeff explained absolutely everything and promptly got the report to me. Will be using again !
