Pedro is a nice guy who shows up on time and does good work. But he is not a man of his word. Our toilet flange was installed improperly (slightly below the height of the tile) 12 years ago. It worked fine until it started leaking from the flange into the crawlspace. Pedro diagnosed the issue quickly, and recommended replacing the flange, which he quoted at $1450. The flange was accessible from the crawlspace (no concrete slab.) I asked about flange extenders, which are code-compliant and used by many professionals for exactly this issue. (It would have been a $20 part and a one-hour job for me and probably half that for him.) He said it wouldn't be right and insisted that we should replace the whole flange.
