Roof leaked probably first rain storm. I never checked the attic ceiling on a rainy day until water stain appeared on ceiling. Apparently the roof have been happing leaking since the day one of modular were erected.. and rain drops were absorbed by insulation till got soaked and stained the ceiling. Terrible job on roofing as 2 roofers who went up to fix aluminum facia siding.

Ive had my PBS - Professional Building Systems house since 2015. The worst part is the drywall, mud and tape job. I don't think there is one surface where you can't see where a significant amount of screws are. And the seams are horrible. Have large cracks in the drywall maybe an inch away from many corners. Hairline cracks, sometimes feet long in random places. Never mind the squeaks in the floor. Everything rattles when walking on the floor. The fit and finish are so poor in my opinion that I wish I could have the house torn down and rebuilt correctly, to my standards. The savings are just not worth it. When I go to resell my house, I believe, that I will lose many times more than I saved because of the poor quality of the house. I wish I never bought a modular house.

PLEASE rethink purchasing a Home from PBS Modular Home in Pennsylvania They are absolutely nothing more than a substandard Builder with the only intention of Taking your hard earned money. PBS has taken the stance that the only thing wrong with their home is due to negligence on The Contractor, Setting Crew, or the delivery Crew that they supply! its never the fault of PBS Modulars when things are faulty! I Purchased a PBS modulars Home and it is the lowest quality craftsmanship home I have ever seen! Significant Damage during the Delivery that PBS Modulars has refused to repair! PBS modulars Stated they will not repair damage done during delivery but we paid for an insured delivery? I have had to repair the sheetrock in EVERY room and sadly a lot of the required taping repair was needed t

House was delivered with rips on the floor. The wrong step moldings, Large picture window installed at the wrong height even though we paid their engineer to ensure this doesn't happen, the flooring they had for installing in loft was smaller so we couldn't use it, therefore we had to install our own floor from our pockets even though we paid them. Various plumbing and electricals either not installed or in wrong place such as bedrooms have no light fixtures, missing electrical outlets in loft, behind stove, waterline missing to fridge. Horrible dry-wall work (another skim coat of compound is needed throughout), Horrible paint job, also the builder left our basement without a door for an the entire 2023 spring, summer, and winter. I cannot recommend them. I was given a "Builder" when I called to inquire about their homes. It turns out the "builder" builds nothing and I was the general contractor and I have no experience. PBS refuses to talk to the customer unless it's through the builder. What a joke! They shorted us materials which took 2 months to get all the while they left their trailers in our driveway. Plumbing was pathetic and my plumber said "It would have been cheaper for you if PBS did nothing", as he had to redo all of their screw ups. After the sale you do not exist to them. I still have warranty issues and no one is returning calls, emails or responding to written letters. Customer service is not something they understand! Diane Clay is the builder
