UDPATED: Based on the response from owner: Thank you for the response, but this explanation raises more questions than it answers. If “excess moisture from solar panels” and the “age of the roof” were the cause, why did the leaking begin less than a year after your installation? The roof and panels were not new developments that suddenly appeared after the patio was built. Shouldn’t those conditions have been evaluated before attaching a new structure to my home? Also, how does roof age explain a gutter system that overflows from the middle despite clean, unobstructed downspouts? Isn’t proper pitch part of the installation rather than something affected by hurricanes or solar panels? We have a water view and they left us with a large picture frame opening with wire rails for fall protection. It is stunning. Really happy Bayside replaced my lanai damage after hurricane Ian. They were professional, ahead of schedule, and lowest price.
