RPC Home Inspections

We had David Ellerbe of RPC Home Inspections do a full inspection on a home we were purchasing @ Litchfield By The Sea. David was able to accommodate us on a short schedule, which we appreciated greatly. He did a most thorough job. We were thrilled with his expertise, experience and his advice. David pointed out a few major ticket items (issues with roof, water pipes and water heaters) which we will forever be grateful for! Thankfully, the sellers agreed to repair/replace the issues which David discovered. As a result we proceeded with the purchase and have a brand new roof, new PEX water pipes throughout the entire house and two new water heaters, in addition to a few other more minor repairs. We will always feel indebted to David and RPC Inspections for pointing out these issues.

Had Jim mass inspect over four properties for us some buying some spelling some of both. He is very thorough. He is by far the inspector you want if you were buying a home, his attention to detail is outstanding and really can help if the negotiating table!

We were buying from out-of-state, so we only viewed the home in-person once. We were relying on the inspector to catch things we didn’t see. We were, obviously, very naive. A month into moving in, we are living in an Airbnb and will be here for the foreseeable future. To start with the small things, the cabinets above the fridge do not open due to the fridge being too tall. Not a big deal. The inspector did notice a soffit hanging down, but failed to note that it was hanging down due to the weight of a ton of (visible) nails/other materials from a roof replacement years earlier. Materials that do not seem to weigh down just one soffit, but all of them. It was not noted that the back patio directly abuts the siding. I wouldn't recommend anyone other than Michael. Michael was incredibly friendly, approachable, and meticulously thorough. I feel comforted by his inspection and incredibly grateful for his shockingly quick turnaround (less than 1 day!!!) for the 50 page report we received for our home inspection. Thank you, Michael!
